SOLD – Client Purchases Facility from Halliburton

116 Venture Blvd.

One of Houma’s recently vacated light industrial facilities will soon be the new home to a local, family-owned Surveying, Engineering, and Environmental Services firm. Logan Babin Real Estate is pleased to announce the purchase of the former Halliburton facility at 116 Venture Blvd. in Houma by H4, LLC. Morris P. Hebert, Inc., which opened in Houma in 1980 and now has offices in several states, plans to occupy the former oilfield services yard as its new corporate headquarters.

The property contained 6 lots (totaling 6.282 acres) in the industrial business parks off of Highway 311 and had multiple buildings with 68,200 SF of Gross Building Area.  Approximately 10,200 SF was office space while the remaining 58,000 SF was spread out in 7 other warehouse and shop buildings.  The site was improved with almost 90-95% coverage of heavy concrete.

“When the facility was listed this summer, our firm had multiple clients that were interested,” said Logan “Hank” Babin, III, co-agent for the buyers.  “This included publicly traded, global energy firms as well as local investors.  But we knew that MPH was planning on a new headquarters and we thought this may be a good alternative for them.  After careful study, they agreed and we are pleased that we were able to facilitate a transaction that will help this local, family-owned business continue to expand.”

This transaction also represents the first closing for Ed Bice, agent at Logan Babin Real Estate, who assisted with the buyers.

lhb

Logan H. Babin, Jr., CRE, FRICS

Logan H. Babin, Jr., CRE, FRICS, Broker at Logan Babin Real Estate, was recently bestowed the honor of becoming a REALTOR Emeritus.  At a ceremony at the Bayou Board of REALTORS Banquet, Logan was presented with his REALTOR Emeritus certificate and lapel pin by Norman Morris, CEO of the Louisiana REALTORS, after the honor was voted on by the Board of Directors of the National Association of REALTORS (NAR) this past fall.

According to NAR’s website, a REALTOR is eligible for Emeritus status if they have “held membership in the National Association as a REALTOR, REALTOR-ASSOCIATE, or both, for a cumulative period of forty (40) years” and served on the local, state, and National Association level.  Logan has been a REALTOR since the late 60’s and served as the Bayou Board of REALTORS President in 1978.  He served as a member of the Louisiana Real Estate Appraisers Board of Certification from 1992 to 2003 and was the Chairman from 1997-2002.  Logan has been a member of The Counselors of Real Estate (CRE) since 1984 and has served on the international organization’s Board of Governors and was President in 1995-96.

While presenting him with the status, Norman Morris said the following: “Logan is truly a wonderful person that cares deeply about his family and friends.  He is very passionate about issues that affect his community, state and country, but in particular he is deeply passionate about the appraisal industry.  In fact he is at the top of my list in terms of the states greatest appraisers!  I have truly learned so much about the real estate industry from Logan and consider him a friend, mentor and a dedicated real estate professional.  Congratulations on your REALTOR Emeritus Award!”

Attending the ceremony in December was his wife of over 50 years, Anne Babin, his son and business partner, Logan “Hank” Babin, III, and Hank’s wife Carrie.  The Bayou Board of REALTORS was honored to have five other members receive REALTOR Emeritus that evening: Ron Brooks, Sandy Brooks, George Diedrich, Charles Giglio, and S.P. LaRussa.

Polmer Bros. sells land for new Bayou Blue Fire Station

Polmer Bayou BlueThere will be increased fire protection for the property owners in Bayou Blue in the future.  On Monday, July 11, Polmer Brothers, Ltd. sold the Bayou Blue Fire Protection District 1.578 acres of property on LA Highway 316 at Adda Road for the future construction of the Dr. Jacob Levy Fischman Fire Station.

Named after the family patriarch, the Fischman family (owners of Polmer Brothers, Ltd.) was pleased to work with the fire district to serve the residents and business owners in Bayou Blue.

Debra Fischman, Secretary/Treasurer of Polmer Bros. and Dr. Fischman’s daughter, signed the sale but also had her mother, Fagey, present to honor the memory of her father.  Polmer Brothers was represented in the transaction by Logan “Hank” Babin, III of Logan Babin Real Estate, the broker for all of the Fischman’s remaining acreage (~1,500 acres) for sale in Terrebonne and Lafourche Parishes.

John Culhane signed for the Fire District, which was represented in the transaction by Debbie Blackwell of Latter & Blum of Houma.  Mr. Culhane was very excited to finally have a location purchased after an exhaustive search.  He said the Fire District was pleased to name the station after Dr. Fischman, who served the area’s medical needs for so many years after being a decorated veteran of World War II.

The remainder of the Ducros Plantation tract is available for sale through Logan Babin Real Estate.  Over 1,183′ of frontage remains on LA Hwy 316 with ~87.75 acres ready to be developed to the Hollywood Canal.  An additional 146 acres of wooded recreational property is on the other side of the canal.

Beside a new fire station for protection, the pending completion of Bayou Gardens Blvd. Extension will offer this area direct access to the MLK retail corridor in Houma.

CRE’s 2015-2016 Top 10 Issues Affecting Real Estate

The Counselors of Real Estate (CRE) recently released their 2015-2016 Top 10 Issues Affecting Real Estate.  The CRE’s, an invitation-only professional association for the industry’s leading real estate advisors, debuted the list at the recent National Association of Real Estate Editors conference in Miami.

Logan Babin Real Estate is proud to have two CRE’s on staff in Logan H. Babin, Jr. (a past Chairman and member of the Board of Governors) and Logan “Hank” Babin, III (current member of the Communications Committee).

The full list and article can be seen on the CRE website:  2015-2016 Top 10 Issues Affecting Real Estate

The CRE 2015-16 Top Ten issues Affecting Real Estate

1 – Demographic Shifts

2 – Excess Capital Supply

3 – Rising Interest Rates

4 – Global Instability and Currency Devaluation

5 – Urbanization

6 – Energy

7 – The Gap Between Rich and Poor

8 – Infrastructure

9 – Real Estate Technology and Crowdfunding

10 – The Changing Retail Model

Many of the issues on this year’s list have strong interrelationships and affect multiple property sectors. Excess capital supply – funds largely flowing into U.S. real estate purchases from foreign institutional and private investors, and rising interest rates – which greatly impact activity in both the commercial and residential financing sectors, were ranked second and third on the list.

“This list reflects a higher degree of economic uncertainty than in years past,” Noah Shlaes, 2015 CRE Chairman, said. “Anticipation of rising interest rates, continued currency devaluation, and excess capital flowing into the United States are all on the minds of our membership. Combine this with a growing wage gap and major changes in demographics, and we’ve got a lot to think about this year.”

CRE-LogoThe Counselors of Real Estate organization is known for thought leadership, extraordinary professional reach (more than 50 real estate specialties are represented by its member experts) and objective identification of the issues and trends most likely to impact real estate now and in the future.

Being a CRE is one of the highest honors in the real estate profession.  And it is one more reason why we say:  Logan Babin Real Estate & Appraisals – Local Knowledge…National Reputation.

SOLD – Logan Babin Real Estate sells Hwy 311 Acreage

311SoldLogan Babin Real Estate is pleased to announce the closing of another large acreage property today near the U.S. Highway 90 Energy Corridor.  This 85+ acre tract closed for a price of $3 million.  The tract, listed and sold by Logan “Hank” Babin, III, was a rural residence and farm but sold for its development potential.

The family enlisted our firm’s help after marketing the property on their own.  There was immediate interest from the moment it was input into our various databases and the property went under contract in January 2015, not long after it was marketed.

“It is a great honor when a family entrusts an asset such as this to our firm.” Hank said today.  “This is a huge decision to move from a family home and property and we take this responsibility very, very seriously.  Especially when the family needs advice on how best to market the property.  We firmly believe that our company’s experience in dealing with all facets of commercial, industrial, and development real estate in this market make us uniquely qualified to achieve the results that our clients desire.”

The tract was located just north of Houma with direct access to US Highway 90/Future I-49, “America’s Energy Corridor”, on LA Highway 311.  And there are plans to extend Valhi Blvd. from Houma to US Highway 90 through the rear portion of the tract.
